Design

The first step to a successful build is to establish your brief. To clarify the brief we listen to you and discuss your requirements in detail. Once the brief is established, with our design-led approach, we work together as a team, to produce the best possible design solution for you.

3D Visualisation & Modelling

We use many presentation techniques to develop and communicate the design which includes both the use of scale sketch models, together with 3-D images and visualisations.

Planning & Pre-Application

It is likely that your project will require planning consent and the pre-application planning process allows the planning officer to provide their comments on the acceptability of a scheme prior to submitting the main application.

We would generally recommend using this service to ensure the planning authorities' views can be included within the planning process from the outset, allowing the design team to address and minimise any potential issues through the planning application process.

Planning Application

A planning application is a significant step in the project's life and we will guide the proposals throughout this stage. Once a planning application has been submitted we work collaboratively with both the Planning Officers and yourselves to gain the best outcome for your project.

Building Regulation Application

Once the planning application process is completed, the next significant stage is the Building Regulation submission. We will provide fully detailed drawings and specifications for submission to Building Control for all scales of a project from an extension to a large multiple-unit site.

Tendering & Building Contracts

Tendering is an important stage and we will translate your individual specific needs into fully detailed drawings, specifications and construction packages to support the tendering process when selecting a contractor.

This will allow you to obtain accurate tenders based on your detailed requirements and to inform your decision on your preferred contractor.

Construction

Depending on the scale of the project and your experience as a client, our support during the construction phase can vary. We very much enjoy working with you and the contractor during the construction phase as Contract Administrators. However, we can just be available to provide advice and support when required. This is dependent on each individual client and the specific project.

Sustainability

In recent years we have gained valuable experience in integrating many forms of sustainable energy solutions, which can include ground/ air source heat systems, photovoltaic panels and wind turbines, to options for sustainable building structures and materials.

Our goal is to make each project as sustainable as possible, in terms of minimising the carbon footprint of the development together with any future running and maintenance costs. It is important to discuss the options in the initial briefing stage as it is likely to have wide-ranging implications on other aspects of the project.
